I'd be willing to bet that the percentage is even higher. If it's good and something happens to the people leasing it, somebody's already waiting in line to snatch it up before it hits the market.

Not a bad rule of thumb, although I do see leases come up from time to time that are good spots that just do not get offered by the farmer/landowner every season. They often are just "one year" deals and the farmer/landowner keeps his options open as far as keeping the hole to himself most years. I can think of 2 really good holes in my area that may only come open once every 4 or 5 years. Most times the landowner keeps the hole for himself. These type spots can be great when offered.

And then you get a year like 99-00 when there's a limit waiting to be killed in every drop of water....and then everyone thinks every single flooded spot in the Delta is supposed to be like Claypool's every year afterwards.

Trying to find a GOOD lease makes my head hurt. I've seen so many piss poor spots that lease every year for an absurd amount of money that it makes me hesitant to even entertain the idea of getting in a lease. I guess I'm just destined to be a public land hunter the rest of my life or at least until I have to enter a draw.

For anything you do not have to plant such as a timber hole or a couple acres that flood in your cut field: your property tax x2.
If you "accidently" release some tame birds on the place for "effect", add $20 per bird. 100 mallards
is an extra $1100 made that should cost you around $9 a bird.
Don't go overboard on price, if your guys have a bad season they might run their mouth about how bad your place is on a forum. No mas dinero, wey. If your place is good, word of mouth will get you more money.
Its getting to be summertime again. Clean the pool, blow up the floats, and stock the mini fridge with premium so Turnem and the lady can work on a tan.

I'd say that's about a pretty fair assesment of what a "good" duck hole would cost!

Well, one thing is for certain ---- if you ain't killing any ducks on the duck lease, then it ain't worth two squirts of piss. And if the duck lease pimp has no legal right to lease out the hole, then its worth an booty whipping and less than one squirt of piss. So, tell that duck lease pimp to "show you the ducks" (and his proof of legal authority to lease). After that, its all in the negotiations. 

You can't drink all day if you don't start in the morning.
