Selling a House FSBO
Anyone have any pointers or direction on advertising/selling a house yourself. I know about the typical listing sites like Zillow, FSBO, MLS...
It's finally time for an upgrade/up size from the newlywed house. This is the first one that I have had to sell and am going to try to do it myself.
I just had it landscaped and all prettied up for any potential buyers. I know first impression means a lot to house hunters.

I have bought and sold "By Owner". It is not a big hassle but you need to read up on it and have your ducks in a row. Where you stay(as they say)? I may can get the word out that you be selling.

What are some of the ducks that need to be in a row? I'm actually about to embark on the same journey. Gonna be putting mine on the market soon too in Madison......

Orchard View, it's off of hwy 471 just before luckney if you're heading towards 25. I'll PM you one of the listings...mudsucker wrote:I have bought and sold "By Owner". Looking at several houses in Cwink's area. We're busting out of the seems in our house and have to up size before having baby # 2

I'm a banker...so take that for what its worth. Unless you live in a HIGHLY desirable market, with easy turnover, get a realtor. I see FSBO stuff a good bit, and it is always a cluster17. Will save you time, hassle, and it will be done right. Just get a good one, not your church buddy or your friends sister n' law.

unless you dont mind paying 6% to the broker, i would definitely FSBO. Sign in yard, ads in local paper, make some fliers and put them in visible locations, and the biggest seller of all...word of mouth! just get a good clear contract drawn up and have both parties clear of what expected before signing (ie, who is paying closing cost, how long you have to get all of your stuff out, etc).

I'd go with a realtor. They know the market and what they can get plus have a list of buyers.

DECLUTTER YOUR HOME, if your sure you want to sell go ahead and store alot of your stuff. I thought I could save and sell myself when I left Jackson, but the realtor got more than I would have which paid for her services. I can look up her name if you want it and would recommend her. I would give it a shot fsbo for a few months for a quick sell.

I've sold every house we've ever owned by owner & it has always worked well for me except for the time the buyers insisted on having a realtor "help" them. Even then, it worked out, but the Realtor caused unnecessary stress during the process. My experience with Realtors have never been pleasant!
