In this market I think a Real Estate Agent is a good idea.. There are just so many houses on the market that I think the more exposer you have the better off you will be. Just an FYI you can sometimes talk a realtor into a lower percentage.. We have talked some down from 6% to 4% before..

just get a good clear contract drawn up and have both parties clear of what expected before signing (ie, who is paying closing cost, how long you have to get all of your stuff out, etc).

This is what I meant by ducks in a row. Consise contract,termite inspection, a good closing atty., etc.... SPELL it all out so no surprises.

Talk them down to 3%. I've sold 2 houses in the last 3 years and only paid 3%. I tried selling by myself. It stayed on the market for a little while......and no lie, I decided one day to sign with a realtor and the next day I had a looker and an offer. Most realtors won't show a house FSBO (they have clients looking but won't work for free just like anyone else). Most buyers like using a realtor b/c they feel more protected and like a middle person to do the negotiating.

Get comps of houses sold in your area in the last 6 months and remember where the market is and be resonable. If you stay with it and are in NO hurry you can move it. Problem is most potential buyers are going to bring an agent with them and demand 3 percent or at least 2.5. If you say no etc they tell their client some BS and move on. We had 2 contracts fall through due to agents representing buyers not wanting to work with us and we were going to pay them their comission. Good luck..to bad this is not a sellers market so most people want you to sell for a LOT less than what you think its worth.

Realtors statistically get you more money for your property. They price it based on comparable sales accessed through the local mls. Fsbo's typically sale their homes on the lower end of the market no matter what the economy is doing. Relocation is a large part of our local market, and fsbo's lose out on these buyers b/c relo companies wont entertain fsbo's. Sellers most times will net more with a realtor, than without. Would you represent yourself in court? Operate on yourself? A realtor that operates as a professional is well worth their compensation. Their is a huge misconception that being a realtor is gravy pay. Look at advertising cost, your time value, open house for other realtors and potential buyers, scheduling inspections and closings,contract review etc. No matter what % of compensation, it aint all net profit for them. Find one that is full time, and has a proven track record.
