"If a buyer offers a combined price and the properties are tied together then the auctioneer will call a 20 minute recess for buyers to contact partners, banks, attorneys, financial institutions, wives and mother in laws.  When the recess convenes the bidding will open again and the selling will continue.  At this point when the auctioneer says “Sold!” the bidding will be final."

I don't know why, but this statement in the rules of auction cracked me up.

If you won the lotto for a few hundred million would you pay this? At this price how do you turn a profit? For $70mill id hunt bayou de view with a view of this and a link to the $70mill still sitting in my bank account on my phone. For $70mill you could be guided every day of duck season the rest of your life and not have to deal with a lot of hassle. But the world is a rich ass place I forget this a lot but going back to that area around Stuttgart reminds me people don't know it's that rich.

If I had that kind of money I would much rather own my place than pay a guide.... Have been on several various guided hunts with different outfitters over the years and would much rather be hunting something with just me and my buddies. So if I had it would I buy it? Yep. Would it profit? Most likely not, but the income off the farm ground along with whatever else I had sitting in the bank, assuming I had won a few hundred million, would be more than enough to sustain me.

The upkeep and taxes would be ridiculous but I guess if you can stand 70 mil for hunting land the rest is pocket change. If you paid 20% down and financed the rest @ 3.5% your first year interest would be almost $2mil alone !!

You could get a Net-jets contract for private jet flying time and then turn Ramsey Russell loose to create some crazy hunting itineraries around the globe. And then you are talking a hundred thousand a year for top shelf hunting with your friends and family.

Guys, people that can afford to pay that kind of money..........do b/c they need to. It's not that they think they can't hunt like that anywhere else. They also don't need a Net-Jets account. They will fly in their own jet and will continue going on trips like Ramsey books and will still purchase the land. It's a tax writeoff in some shape or form. It's a way to invest tons of money....conservatively for an older person, the yearly taxes are a writeoff for one of their corporations, etc. People with that kind of money do things for completely different reasons than most can even think of.

I am sitting in a room in Florida right now with 5 oaks chief biologist. He told me at lunch that Dunklin bought it back yesterday. He didn't tell me the exact price of sale but he did say that 5 bidders showed up and that JR. Had to pay over $70 million to buy back the family farm.

BIG TIMBER wrote:What could possibly be worth 44,000 per acre? The farming? The timber? Cause if somebody is paying that for duck hunting, then caca has gotten out of control.
Exactly. The Coca-cola club went/was listed for a ridiculous amount per acre if I recall, but it wasn't more than $10k per acre I guarantee.
