Sure. A brand "X" widget is historically worth $10, and someone from Mississippi pays $15 for it. Then someone from OOS pays $45 for the same thing. The guy from MS overpaid, the guy from OOS vastly overpaid. And now, some seller thinks every widget ought to fetch $45, since AlabamaJama paid him over 4 times what he used to get for the same thing. And when some reasonable MS fellow wants to buy a widget, he get sticker shock at being quoted $45 'cause "some other dude just paid that." Simpatico.

Leave it to OJW to equate a duck hole with 'coochie'.

Now boys, I've been to a duck hole or two in my lifetime. AND, I've been to coochie a time or two in my life as well. I can truthfully testify that them two thangs ain't exactly the same.
For the record, I HAVE duck hunted with OJW before with relative success. However, after this analogy, I do believe that extra precautions will be taken on future hunting expeditions.

Oh, I get it! Only reasonable "locals" lease duckholes. I'm glad you cleared that up.
I guess the four guys from Meridian on the land next to mine who are paying big money didn't get the memo....

I have hunted holes that I would pay $20,000 to lease and holes that I would not pay a red cent for or even burn the gas to go to again. The bottom line is knowing the difference...lots of folks are just buying a "pig in a poke" whether OOS or not...educated folks rarely drive up the price of unworthy property, but as P.T. Barnum was alleged to have said there is one "born every minute" and that drives up prices....

Congratulations on knowing some folks from MS that were not too bright. But I am willing to bet there are more "overpayers" from OOS than Mississippi. A collective $100K in leases around my area that were looked at once, dry, and extortionate prices paid without any history of ducks will be my first exhibit.
Since you agreed with GG that "educated folks" rarely drive up prices, who is more educated on the values of duck land in the delta, MS boys who have been leasing land there 20 years or more, or a bunch of guys from OOS who have not? There are some "educated" OOS guys, but damn sure not the dudes that were slinging coin around this year.

I'd bet that there are a lot more leases going to people from Jackson, Tupelo, Oxford, Meridian, Olive Branch, Etc than to out of state people.
It's evident that you and others don't like out of staters but your assertion that they drive up the cost of leasing more than locals is assinine.

That is a wise man right there! I like him and don't even know him.
Since we are on the money train/lease topic- if we had to go to a lower bag limit (say 3 or 4 or God forbid 2) how long would the high lease prices hold up? It would probably drop like a rock after the first year.

If you can read the previous posts, many of us have first hand knowledge of OOS folks driving up the price. I have already gotten calls from landowners wanting to lease land that OOS guys have dumped. Drink what you like, the kool-aid is free.

you may have a great point but this wasnt started over leasing land it was over why some people hunt to start with

Most of us hunt ducks in order to be able to shoot ducks, and work our dogs, and hang out with friends in the blind and at camp. We can watch the sun come up at home, so I don't buy the "commune with nature" bit. However, most don't let the lack of ducks (when they are scarce) keep us from going out again and again.

To paraphrase my buddy gator...all I know is if there were to be only one greenhead left on the planet I hope, no pray, that I am there to wad him up like used newpaper and enjoy the sight of my dog carrying him back to me dead as a hammer....

I like that- ol Gator has a way with words. I hope to beat ya'll to that hole if that ever happens so i can fold him first but i will retrieve him my self since i don't have a dog!
