If your friend paid 8500 for a lease sight unseen, then he either has plenty of money and is throwin the dice for a good lease or he is...(let's just say misinformed) or he's one lucky guy. From my experience, leases in the delta are a crap shoot at best. One has to be VERY careful in leasing duck holes. Duck leases in the delta have been whored up for the past few years, (bigtime). Hell, you can't even be sure the lessor even owns the land, not to mention is there any ducks to shoot or deer hunter to worry about. What I am talking about is integrity among leaseholders, this is getting harder and harder to find. I am just fortunate that our leaseholder is honest and shoots us straight and doesn't hold us over a barrel based on "market" prices. Good luck to you and your friend. Has anyone seen One Shot Payne? I found a glove over by Crossgates Lake Hunting Club.

i actually looked a this land last year and "chad" was the one showing it to us. seem kinda fishy so we didn't get it. and it was going to be deer hunted in the afternoons but you couldn't duck hunt the afternoons. good luck to those who leased it is all i can say. it seemed to us that the deer hunters leased it out to duck hunters to basically have the duck hunters pay for the lease so they could deer hunt for free but they had say when it could be duck hunted

I can tell you that no one from this area would let the land go if they were killing ducks.. I know a few lawyers from greenwood had it for a year or so.. They would not let it go if ducks were using the place..

Yes that's the land he leased he went up there and checked it out. Chad is suppose to be the only one that would be deer hunting the land. My friend talked to a guy that had it leased before he leased it and the guy acted like chad screwed him over by jackin the price up the second year into the lease. I feel bad knowin all this now. My friend is only 19 new into duck huntin and has really earned his money to pay for that lease. Not handed down by mommy or daddy.

start asking around before hand and chalk it up as a lesson learned. like others said, leases are getting jacked up every year and if you find one, it is usually available for one reason, there is not much duck activity in the area. but you never know, it may produce some this year. good luck to yall

Chances are good your friend is sitting on a $h!thole this season my friend. How big a place are we talking? Guaranteed water? Slough or field? If a field, will it have standing CORN in it? He told me the same thing about the deer hunting on his other place in Silver City.. It was far from the truth, I really think he leased a few deer hunting spots also. I was not very happy about how the situation turned out. Learned my lesson!!! :twisted:

Its hard to ask around and check thing out when your from south mississippi. He took the mans word and hopefully things will work out.Not gonna doubt are call anyone out. Season hasn't started yet so we shall see how things go. Thanks for the info guys.

It could work out for your buddies slave601.... Never know about those ducks!!! Though the percentage of a great year is probably low. If a person didn't have to pay so much for the place, he could really fix it up. The property has great food potential....with that levee all the way the brake and some open areas to plant corn, plus it's got a pump that can put water directly into it. When you spend that kind of money for a place and put another 3 to 4 thousand in it, makes it tuff!!! I've hunted that whole area from round lake to pleasent lake, the big beaver brake on the south side of the gravel road from pleasent lake, to that big 500 acre tupelo gum brake on the south side of outlaw road.. What I call outlaw road cuts from humphreys hwy to sidon store... We had some great years on the Billup's place from 03 to 05... That area is not near as hot as it used to be!!! Just like alot of others I've hunted!!! Really hope ya'll have a great year!!!
