I have a basement/downstairs that is has foundation and leaking problems. Just used for storage but want to make it livable. I had olshan out and they said the water loc system is what I needed but would cost about 65$ a ft to get fixed totaling about 9k.

Are there any other options or is this my best bet?

Xypex. Probably overkill for a home repair. Works well. Not sure on the price.

If you have structural problems this probably isn't you answer, but if leaking is your major issue look for a product called Block Bond or Quickwall. Comes in a 50 lb bag for about $17. Mixes like mortar in a wheelbarrow. Apply 1/4" thick to a wet wall. Will fill cracks, add some strength, and will completely seal the wall. One bag will cover about 50 sq ft.

...assuming you have block walls. If your walls are poured concrete I'm not sure how well it would adhere to them. Would be worth a shot though.

You might need to look into a french drain as well as sealing your basement walls.

We had the same problem at my parents house. Dad had the front yard regraded so that the water got away from the house more quickly. Then he had a french drain with a pump installed. The pump is on a light switch in the main floor of the house. Works pretty well I think.

+1 on this. You will be surprised as to just how much water is coming into contact with your outer walls. A proper French drain will probably help a lot.

Check leveling around walls, foundation repair, seal walls, probably need drain system with a sump.

Already had olshan put in the French drain and pump on one side and it's working but the other side they said it wouldn't do the trick.

Obviously we dont have a lot of basements down here, but the few I have been part of repairing all had to be coated with one of the good coating systems mentioned already. Im afraid, especially if you have foundation to repair, there is no cheap fix here. I would suggest that you go with a floor that can handle getting wet ( tile, stained concrete) because even if you get everything fixed you never know when failure could occur!!

Water table is the reason you dont see many basements at all in MS. Champ, you house is the second house with a basement that I know of...and I am in the homeowners insurance business. Both of them apparently have water seepage issues.

I'm in the water table lowering business so you'd think I could come up with something.

But y'all are right it won't be a cheap or easy fix. Just gonna have to bite the bullet and get er done right.

hey if your adding livable space to your house, you could be adding equity at a cut rate!! Could always check with an appraiser or real estate agent and see if the numbers work in your favor.

If basements are done right they will not leak......even in Ms. We have done quite a few in years past including several for family members which include totally contained basements and some 3 sided basements. If you live in a hole or low spot with poor drainage and have to deal with a sump you will have a harder time getting it right and you have sump maintenance, but it can still be done.
