Well we are looking as well SFD, and its getting to the point where its not worth it, b/c all I am seeing is junk property and sketchy people who are trying to deal with you.

i can put you on one in humphreys county is is about 80 acres with a levie all the way around it with about 20 acres of standing hardwood with the rest being beans. water control structures in place with pumps and guranteed water. $6000 firm.

You can paint the timber green if you want to, but its a dead brake.

the price i gave you includes water knee deep or less and about 2-3 acres of standing beans......
