I am interested in hearing from members on how to value a Duck Lease. By acres? By Hole? Or other methods? How much and going rate? How have the Great Recession Impacted lease value?

It's worth what someone's willing and able to spend on it usually, but not always, influenced by known hunting history of the field(s) especially, and the surrounding area generally, convenience to existing hunt areas, inclusions suh as housing, dirt work, guaranteed water, and the exogenous wealth, either real or perceived, of the lessees.

Basically duck lease values fluctuate depending on the amount of money the "idjuts" to our east are willing to throw recklessly at the sport of "whackin and stackin" rather than spending it on houses, shoes, grammer school and such

Oh and its also based on how much money the lease pimps can get ya'll to spend.
Phrases that sell to an "Eastern'r"(in lieu of Albanian...ya'll take offense to it so)

It depends on more factors than you can shake a stick at, including what you wear and drive up in the first time you meet the guy that sets the price!

i will say this... as far as places that are available for lease... i of course don't know the percentages... and this is just an guess... but i think its safe to say that for ever 10 places that come available for lease.. at least 6 of them are avail for lease because the hunting on that particluaiar property is somewhat less than desierable... again just my .02
