Do most of ya'll that will be effected by the big flood have Flood Insurance?

I don't. If I did it would be about $3000 a year. Never thought it would get this high.

I am thinking alot of people will be in the same shape you are. I never dreamed it would get this high. There will be alot of people affected that do not even live close to the river if it lives up to the predictions.

I do......it was only $1100 for the year and $140,000 coverage.

Heck talking with the survey guy he told me I only needed it if the river topped the levee in a sarcastic manner. We both laughed, but it dam sure not funny now. Thats about 90% of our town.

We were flooded during the Nashville area floods last year and saw first hand how flood insurance works (or doesn't) for the few folks who had it. Lots of red tape, possibly months of delay in construction, and the insurance pays you only for the depreciated value of your home and contents.

I has some roof damage to my home in last week storms, i called it in to my insurnace company. They will not even call me back.

Insurance companies make me sick.

I have it as well. It was too cheap not too, like $500. My place is higher than average thou.

Ask your agent, in writing, if you are available for a "preferred risk flood policy." Then ask him "if I max out, will they depreciate or go to replacement cost." The answers may surprise you. I wish I knew before Katrina what I know now.

Call your agent. That's what he/she is there for.

Not if you take out a loan on the property and the lender requires flood and you are in a flood zone. just sayin

I would be very careful doing this as it is not as cut and dry as you think.

If you find a bank or agent to place a loan just for flood your dealing with some shady folks. Just saying
